Locating Residential Zone

 

In the present project, based on the objectives of the study and the available information, 6 criteria and indicators are used as the main parameters in the analysis to obtain the location range of the desired residential area:

1- Access to Open Space and Recreation: A residential space should be at a distance of at least 350 meters from the recreational space.

2- Proximity to shopping center: shopping centers should be located at least 750 meters (10 minutes) from residential areas.

3- Institutional and service availability: Institutional and service centers should be located at a distance of 2 km (25 minutes) from the residential area.

4- Existence of Important public spaces of the city: The establishment of such spaces should be at least within a radius of 1100 meters (15 minutes) from the residential site.

5- Existence of utilities centers: Urban utilities centers should be located at a distance of 650 meters from the residential area.

6- Distance from Industrial Land use: The residential area should be far from industrial uses and the further this distance, the better. This distance should be about 750 meters.

 

The desired residential texture should be shared between layers 1 to 5 and away from layer 6, which is the industrial layer. Based on scoring and using ArcGIS software, it has been produced. As shown in the mentioned map, the most desired functional radii are formed in the central part and around King and Bond streets. Based on the mentioned issues, 5 plots were obtained. Each of these plots will be examined and analyzed as proposed alternatives and the advantages and disadvantages of each will be determined

 

Based on the items mentioned in Table 1, it can be stated that Alternative 1 and Alternative 2 obtained the highest scores (86 and 63 scores, respectively). Since the main goal of this project is to provide housing for immigrants, the plot or alternative 1 can be the most suitable and optimal alternative for the construction and implementation of the project due to the advantages that were said about it earlier. Also, due to its very good size, it is the most suitable and optimal alternative for the construction and implementation of a residential project. Also, this plot will have the potential to provide services on a local scale (in a way that serves the residents of this area) in addition to residential plots. However, considering the mentioned reasons, the alternative 1 is selected as the most optimal alternative among other alternatives.
